Barrington Plaza

Budlong  provided mechanical, electrical, and plumbing (MEP) engineering services for the repositioning of Barrington Plaza’s Buildings B and C, two 15-story high-rise apartment buildings in Los Angeles. The project included a full MEP system renovation to modernize infrastructure, improve energy efficiency, and meet updated code requirements while maintaining operational continuity for existing tenants.   The mechanical scope included replacing the existing HVAC system with a high-efficiency water-source heat pump system, supported by a new cooling tower, condensing boilers, and a centralized building management system. Electrical upgrades encompassed new distribution equipment, panelboards, and branch circuiting to support additional power demands, including HVAC and in-unit laundry. Plumbing enhancements involved replacing aging domestic water, waste, and vent piping while integrating new HVAC condensate management and boiler systems. Budlong’s work ensured compliance with Title 24 and City of Los Angeles Building & Safety requirements, enhancing the long-term sustainability and performance of the property.
