Project Details

The project site at 3017-3045 Crenshaw Blvd. in Los Angeles was designated for a 6-story midrise building, comprising 4 residential stories, 1 lobby story with commercial and leasing offices, and 1 above-grade parking story. It was intended to accommodate 168 housing units of varying sizes, totaling approximately 172,126 square feet, with two parking levels. Specific assumptions included adherence to City of LA Green Building Codes, engagement of a methane mitigation consultant for MEP methane systems in the methane buffer zone, and the ground level of commercial space designed as a warm shell.

Budlong handled stubbing up all MEP utilities for the warm shell, excluding TI MEP design, and prepared electrical service application documents for LADWP approval, offering other dry utilities coordination services optionally. Basic MEP services covered split AC system design, MEP design for amenity areas, and provisions for future solar system installation, among other considerations.
